Rent calculator

We have developed a Community Housing Rent Calculator to help community housing providers calculate their tenants' rent. Calculations are based on the Community Housing Rent Policy (September 2013) (PDF, 80.5KB).

The rent calculator will not save any tenant or household details, and is provided only for calculating rent. It replaces the Electronic Rent Calculator Tool (ERCT).

The rent calculator will be updated regularly to reflect the changes to the rates of Rent Assistance and Family Tax Benefit paid by the Department of Human Services (DHS).

Before using the calculator, community housing providers should make sure they have the details of assessable income ready for all household members.

Read our how to use the rent calculator guide (PDF, 436KB) for more information.

Assessable and non-assessable income types

Assessable income types include pensions, allowances and benefits, wages and work allowances, and other income sources.

Payments for a specific purpose are generally considered non-assessable and should be excluded when undertaking rent assessments.

Tax allowance

A tax allowance is applied to working incomes.
